Buying in Century Village: Step-by-Step Guide
1. Age Requirement
At least one of the buyers must be 55 years of age or older. Residents under the age of 18 are not permitted to live in the community.
2. Review Condo Documents
As a buyer, you’ll have the opportunity to review all condominium documents during the transaction, including the rules, regulations, and financials, contact us for more details.
3. Submit HOA Application
An application must be submitted to the condo association for approval. This process typically involves a background check, a screening interview, and a non-refundable fee (usually around $100). Approval from the board is required before closing.
4. Secure Financing
If financing the purchase, it's important to work with lenders familiar with condominiums and their specific requirements—especially regarding insurance coverage and association reserves. Century Village has two preferred lenders who regularly work with the community and have a strong track record of successful closings.
5. Closing and Move-In
At closing, the buyer will pay the down payment and closing costs. Monthly HOA fees begin at this point and typically cover building maintenance, use of amenities, clubhouse access, and internal transportation services.
6. Requirements
- Write a contract and complete inspection

- HOA application, financial statements (If finance)

Not all buildings offer rental privileges, but as agents with expertise in this community, we can provide you with the most up-to-date information to confirm which buildings do allow rentals. In many cases, there is a two-year waiting period before you are eligible to rent.
